Dispensary Start Up Costs Broken Down
Got Start Up Money Problems? Actually, they are in your imagination. Forget what you’ve read, this is how you start up when you don’t have a lot of money right now.
In the immortal (paraphrased) words of Jay-Z “You may have 99 problems but this ain’t one!”
How do I know? Because I’m about to tell you our own personal story, when we were in your shoes, what we did, and the actual breakdown of our items and expenses…
We want you to know the truth and so you can see it for yourself…it doesn’t take what you think it does and it doesn’t cost anywhere near what you might be thinking…
So…several years ago on one really hot summer day, two of us were all sitting at kitchen table, truly frustrated about how we were going to come up with the start up capital to open our first dispensary.
And it sucked.
We weren’t sure how to get the money to make this happen…
You’ve probably heard the rumors that it costs around $500,000 to start up??
That’s actually laughable! It does not.
Again, this is why we’ve developed the full dispensary business package. So you don’t believe this nonsense.
But we wanted it badly. We saw the huge opportunity in front of us and we were not going to just let it go ASSUMING we didn’t have the money.
We were all action takers. Not tire kickers. We were serious. Not daydreamers.
We didn’t sit around wondering. We didn’t assume we couldn’t do it. And we didn’t believe everyone that told us we couldn’t make it work. It’s the Entrepreneur’s Mindset you have to have.
And we knew that we didn’t need to build the ultimate dispensary that could glow in the dark and had all these cool aspects that would never equate to money.
That’s the key, what do you need to simply run this business. License, location, supplies, security (not the secret service), and some other items to run a business.
And we all knew that scared money doesn’t make money. To create real wealth, risks are taken and money needs to be part of the equation.
We remembered that this is how all successful entrepreneurs start out. They bootstrap…
They buy only what they have to. Then they use revenue from the dispensary to do things along the way…
So brainstorming began…
And this is what we came up with…
1. Gather what we had
2. Talk to friends and family about their willingness to invest, if we could give them a return on that investment down the road
3. We decided to look at additional partners to bring on board facing the same start up cost challenge
4. We’d find investors that saw just how much this industry was about to explode (more on that later…)
And they all worked! For the most part, we had about $10,000 that we could use to invest.
Then we decided we should open a dispensary in a location that had low cost of housing and living. Not dumps or crime-ridden neighborhoods.
But if a state like Maryland legalized, we knew we could find cheap rent for our location.
We also developed a simple outline of how it would work. No frills. Nothing extra. Nothing fancy.
The best part of dispensaries is nobody cares what it looks like. If it’s clean and the people are knowledgeable and friendly, people loved it. And would keep going back.
That was our plan:
1. Gather money (um…quasi-investors) from our parents, friends, and family (Showing them a business plan made it almost EASY because they knew we were serious)
2. Put in what we could on top of that
3. We did some networking and found others in our situation. There were many. We asked to look at their business plans to ensure they were serious, drew up a contract, and became partners). We figured once the money came rolling in, we could branch off on our own and/or let them buy us out or vice versa)
4. We found a great town that we paid $900/m in leased space.
5. We did some research and identified 5 networking events we could attend which were designed for investors to listen to pitches for investment opportunities (Again, why the business plan is so important)
At one of these networking events we detail in the How to Get Investor’s Guide, we found 3 people that saw the huge opportunity.
We showed them our plan, the industry data about how it was going to explode, and they were all in.
Looking back, we just needed money for these simple things:
1. Rent money
2. Application fee money
3. A few bucks to buy 4 nice display cases
4. Money to hire an affordable security guard (we now find people that are in security, but just want more experience for their career, extra income, etc)
5. Money for some office supplies like a journal, notebooks, got pens with our name on them, a couple of chairs and table from a thrift shop (Actually, we spent $46 on supplies and had the rest at home)
6. A security camera/system for $99/m
7. A $75 sign with our name and logo on it
8. Extra money for state forms
All in, this is what we spent:
- $4000 Application fee
- $1800 first and last months rent
- Deals with growers, often costing nothing more that a % of the sale from their product
- $240 for display cases
- $46 office supplies
- $99 for security system
- $12/h for a guard
- $75 for a sign
- $311 for product bottles and $31 for jars to store the products (again, thrift shops)
- $50 on labels (all white) that you can now get for free
Total: $6600
And your landlord will surely have the place cleaned and ready for “move in.”
Plus $12/h for the security guard, but now we have friends do that work, you don’t need a bouncer at a dispensary, they are there to welcome and check patients in.
And a couple hundred to a thousand more for state forms (Less than $1000 though)…
That’s the problem with most wanna be dispensary owners. They think when they open their doors it has to be like the red carpet! People just want the product…
And to be treated well…
Patients of dispensaries simply want to make a purchase that helps them. They couldn’t care less about the ambiance of your business.
We own 16 dispensaries, number 17 opening soon. Why do you think that is?
Because it doesn’t cost a half million dollars to open a dispensary.
And this business is so lucrative; one dispensary will pay for another if you want to open a new location using the same method.
It’s as simple as that.
If costs are holding you back, consider this from an article posted on February 3rd…
“Colorado is making so much money from cannabis it’s having to give some back. Residents could see a share of the $50 million collected.”
If the state legally has to give tax money back, imaging how much these dispensaries are actually making!

This is what we do and have done. Create books and guides for all these so called hurdles you think you are facing. We’ve been where you are and now we are here.
So if we can get from point A to point B, so can you, just follow the exact system we did.
Be an action taker. Be an entrepreneur. This isn’t a pipe dream, get accurate information from people that have already done it before you.
And we will only support action takers every step of the way…others can simply dream about what it must be like on the other side.

hello i live in southern California san bernardino to be exact but there is a lack in dispensary knolege in this area they are more concerned with how pretty the girls are and alot of times people are sold and inferior product due to low lighting and deals i want to make a shope were the peple are knolegeable about the medicine and what each strain will help and do. i am a firm believer that weed is not just weed i enjoy my medicen and i want to help people please help me help the people of this community i am serious about this thank you

We don’t want that, we need this movement and all of you. A consultant would ask $6,000 for what we provide. We just want full legalization and the ability to help people and be able to pay our bills. We aren’t get rich of “How to start a non profit business!” 😛

What state is this?
It’s a general start up cost list. We obviously can’t do this for all 23 states, but it’s a general guideline. If you get the business plan and membership, we dive DEEP into each state specifically.

I’ve been thinking of this idea for at least 4 years but Amendment 5 in Florida didn’t pass in the last presidential election. They have recently decriminalized possession of marijuana (of course, depending on the quantity in possession) in the county where I reside.
I know my idea is not new but I would so like to be one of the first and certainly one of the most reputable. I want everything on the up-and-up because people will be my best and most cost effective source of advertising.
Oh, but it’s GOING TO PASS this time around. Just need 3% more of the vote? Easy. Get in now, get the information and materials, because it’s about to be a FLOOD of people trying to be first in line.
This is one of the most motivating and inspiring things I have read in a long time. I love the passion this person has to let people know that it’s not always as hard as you think. Most people only dream and never try because they think about every reason why they can’t instead of the reasons they can. This is something that anybody with an entrepreneurial mentality can get something out of .. sometimes you need to read things like this to get motivated and back on track. I needed this today regardless of what kind of business it is .
